99 Elizabeth St Sydney
In 2015, Kyko Group refurbished this midtown 15-level prime boutique commercial office building. The refurbishment involved upgrading building services with a goal of lowering energy consumption and creating substantial sustainability benefits.
Every building has an environmental impact – buildings use 40% of the world’s energy, emit 40% of the world’s carbon emissions. The National Australian Built Environment Rating System (NABERS) is used to measure a building’s energy efficiency and carbon emissions and compare it to similar buildings. 99 Elizabeth Street’s operator, CBRE, was given and achieved a target of achieving a 4.0 NABERS star rating, which was an excellent improvement from the 1.5 indicative NABERS star rating at the time of refurbishment.
This improvement often requires significant CAPEX (capital expenditure) investment. However, with a desire to utilize the data and information that already existed within the building, CBRE went into the market in search of a technology provider that could offer ‘more for less’.
After 24 months, CIM Enviro has been able to provide reporting and insights generated by the ACE Platform that have allowed CBRE to optimize building performance and operations. Even better still, CIM Enviro helped the property exceed their 4.0 NABERS star rating target by a whole star.
By creating a predictive maintenance schedule, the ACE Platform was able to ensure better outcomes for the property, lower hot and cold complaints from tenants and identify and resolve 69 building performance faults, 52 BMS faults and 17 faults relating to large equipment lifecycle issues.
Three years on, 99 Elizabeth Street has now achieved a 5.5 NABERS star rating. This is an excellent 4-star total improvement since partnering with CIM Enviro and utilizing the ACE Platform. Since March 2014, CBRE and Kyko Property have achieved a total of 13.2% (301.91MWh) energy savings, achieved an investment payback of 6 months and an 89% thermal comfort rating. Previously, there had been many tenant complaints regarding warm temperatures throughout the building but in using the ACE Platform thermal comfort module, CIM Enviro has been able to target the problem and poorly performing areas within the building.
With no CAPEX investment, CBRE and CIM Enviro have been able to achieve fantastic results for Kyko Property at 99 Elizabeth St through continuous tuning and optimization.
“TOGETHER, KYKO GROUP, CBRE AND CIM ENVIRO HAVE DEMONSTRATED THE BENEFIT OF COLLABORATING WITH NEW INNOVATIONS, IN PURSUIT OF GETTING ‘MORE FOR LESS’ FOR FMS AND THEIR CLIENTS.”
