In 2015, Kyko Group refurbished this midtown 15-level prime boutique commercial office building. The refurbishment involved upgrading building services with a goal of lowering energy consumption and creating substantial sustainability benefits.
Every building has an environmental impact – buildings use 40% of the world’s energy, emit 40% of the world’s carbon emissions. The National Australian Built Environment Rating System (NABERS) is used to measure a building’s energy efficiency and carbon emissions and compare it to similar buildings. 99 Elizabeth Street was given and achieved a target of achieving a 4.0 NABERS star rating, which was an excellent improvement from the 1.5 indicative NABERS star rating at the time of refurbishment.
This improvement often requires significant CAPEX (capital expenditure) investment. However, with a desire to utilize the data and information that already existed within the building, Kyko Group went into the market in search of a technology provider that could offer ‘more for less’. After 24 months, CIM was able to provide reporting and insights generated by PEAK that have allowed Kyko Group to optimize building performance and operations at 99 Elizabeth St. Even better still, CIM helped the property exceed their 4.0 NABERS star rating target by a whole star. By creating a predictive maintenance schedule, the PEAK platform was able to ensure better outcomes for the property, lower hot and cold complaints from tenants and identify and resolve 69 building performance faults, 52 BMS faults and 17 faults relating to large equipment lifecycle issues.
In 2018, 99 Elizabeth Street has achieved a 5.5 NABERS star rating. This is an excellent 4-star total improvement since partnering with CIM and utilizing PEAK.
Since March 2014, Kyko Group has achieved a 13.6% reduction in base building energy savings despite increasing occupancy, achieved an investment payback of 6 months and an average 89% thermal comfort rating. Previously, there had been many tenant complaints regarding warm temperatures throughout the building but in using PEAK's thermal comfort module, CIM has been able to target the problem and poorly performing areas within the building.
With no CAPEX investment, Kyko Group and CIM have been able to achieve fantastic results for 99 Elizabeth St through continuous maintenance, tuning and optimization.
